Tackling a Complex Roofing Challenge in Harrisburg A few months ago, we found ourselves in Harrisburg on Derry Street, tasked with inspecting the roofs of a sprawling school campus. This wasn’t just a typical job—there were over six roofs to evaluate, each with its own challenges. Our mission was to inspect, grade, and prioritize the necessary repairs, then report our findings to the school’s administration. Identifying the Issues During my initial inspection, the problems quickly became evident. The roof systems were saturated, with water penetrating the top layers and soaking the insulation beneath. The moisture had even made its way to the asphalt layer. Because asphalt isn’t absorbent, the water couldn’t be contained—it ran off, seeping into the buildings below through various openings. This wasn’t just a roofing issue—it was a significant problem affecting classrooms, teachers, and students. Prioritizing Repairs The school requested a priority list of repairs, so I provided a detailed breakdown of which roofs needed immediate attention and which could wait a little longer. Unsurprisingly, the roof I’m standing on in the accompanying video, along with another nearby roof and a smaller one on a separate building, topped the list. These roofs were actively leaking and needed urgent repairs. Executing the Plan Fast forward to today, and we’re nearing the finish line. For the roof shown in the video, we removed about three inches of saturated insulation, along with a tar substrate that had long since lost its effectiveness. Understanding the need for better energy efficiency and temperature regulation, the school wisely opted to upgrade to R30 insulation. For context, the “R-Value” measures insulation’s ability to resist heat flow; the higher the R-Value, the better the insulation. By choosing R30, the school significantly improved its energy efficiency and created a more comfortable environment for students and staff. Upgrading to R30 Insulation and a TPO System After removing the damaged materials, we installed the new R30 insulation and topped it with a durable white TPO roofing system. Not only does this system look clean and professional, but it’s also energy-efficient and built for long-term performance. In the video, you’ll see us fine-tuning the final details: installing the drip edge, sealing all seams, and performing a meticulous double-check of every element. These finishing touches are what elevate a project from good to great and ensure everything is ready for the years ahead. A Roof Built to Last Thanks to this overhaul, the school now has a roofing system designed to last 20, 25, or even 30 years. Seeing this project come full circle—from the initial inspection to the final walkthrough—has been incredibly rewarding. Winter weather brings an important question for homeowners: should you install heat cables—also called heat tape—along your roof edges and gutters to prevent ice dams? This guide explains how heat cables work, the pros and cons, and what type may be best for your home. We’ll also look at why insulation is just as important as adding heat cables. Why Ice Dams Form on Roofs Ice dams happen when heat escapes from your home into the attic. Even if your attic is insulated, warm air can rise and heat the underside of your roof. That warmth melts the snow, and the water runs down toward the roof edge. When it reaches the cold gutters or overhang, it refreezes, building thick layers of ice. The result: heavy icicles, clogged gutters, and potential roof damage. The first line of defense should always be proper attic insulation and ventilation. A well-insulated attic should be nearly as cold as the outside air, preventing uneven melting in the first place. How Heat Cables Work Heat cables run in a zigzag pattern across the roof edge and inside gutters. They gently warm the surface, creating channels in the ice so water can drain properly through the gutters and downspouts. For them to work effectively: Install them on both the roof edge and gutters. Extend them into the downspouts to prevent refreezing. Turn them on early, before large ice dams form. Keep in mind, heat cables don’t completely melt all snow or ice. Instead, they create paths for water to flow, reducing the risk of backups. Constant Wattage vs. Self-Regulating Heat Cables There are two main types of heat cables. Choosing the right one can make a big difference in performance and energy efficiency. You’ve probably seen these before—brands like LeaFree or others. They’re solid metal – or sometimes plastic – covers that sit on top of your gutters and let water run over the edge and into the gutter through a narrow slit. The idea behind them is simple: water clings to the metal surface and curves into the gutter while leaves and debris slide off. In theory, it works. In practice? Sometimes. Here’s the thing: these types of guards have big gaps along the front edge, so anything smaller than a full leaf (like pine needles, shingle grit, or small twigs) can still get in. They also have a flange that goes up under your shingles, which means you gotta break the tar strip seal on the bottom shingle to get these up under. And then, unless the installer re-applies new roof cement to bond the shingle back down to the top of the gutter guard flange, you’re left with a bottom row of shingles which could blow off in windy conditions. Another thing: they’re bulky and easy to spot from the ground. If you care about the look of your roofline, this might not be for you. And another thing: If your roof is too steep, these might not work well either. Bottom line? It’s an okay option in some cases, but hardly ever my first pick: Higher material costs than many other options Higher labor costs due to having to integrate into the roof Can be hit-or-miss on how much debris it keeps out Can be seen from the ground

In March, we held a special giveaway — and the response was incredible. But one winner stood out, and her story is a powerful reminder of why we do what we do. Meet Christine Ilaria, a Mountville resident and mom to a 10-year-old daughter. Christine and her daughter have called their house on East Main Street home for the past 11 years. When they first moved in back in 2014, her daughter was just a baby. Now, a decade later, that same home is still filled with love — but until recently, it was also dealing with a failing roof. Over the past year, Christine began noticing serious issues with her roof. “Every time there was a big bluster, the roof was actually flapping,” she said. As a single mom, Christine had started saving for a replacement, but the rising cost of materials made it feel more and more out of reach. “I had half of it saved,” she explained, “but I didn’t realize, with inflation, how much the price had gone up. It was very daunting.” So when she found out she had won the roof replacement portion of our giveaway, she was in complete disbelief. “I missed the call from John, so I didn’t get to speak with him directly,” Christine said. “Then I got a text message about it and I was like… is that a thing?” It was real — and so was the impact. Christine had done her research before even entering the giveaway. “I picked you guys because I had someone out before that I just did not agree with,” she said. “So I actually went on Google, and I did all the reviews. I saw how responsive you were to all the reviews — good or bad. It just seemed like a great company.” Once our team got started on Christine’s roof, the difference was immediate. “I was home during the day, so I could hear everything,” she said. “The difference between them walking on the old roof and the new roof — I could barely hear it. It wasn’t shaking or anything like that. A literal household worth of weight lifted off my shoulders.” For Christine and her daughter, this wasn’t just a roof — it was relief. Peace of mind. You can call or visit the city clerk or the township zoning office. Many cities have made the permit application process digital, so you won’t even have to leave your home! As you apply, make sure to be specific about the work intended. Replacing an entire roof of shingles and changing the structure of the home rather than just reroofing which is different than repairing a few pipe boots. The jurisdiction of your property’s location matters if you are required to get a permit or not depending on the size of the project. The quickest way to know if you need a permit in your city is to use a search engine and ask “Do I need a permit for roof replacement X city, X state.” For PA, we recommend searching “X township/borough, X state” because permitting requirements are decided by the township. You can search the same phrase but for roof repairs!  What kind of permit would I need to get? Information needed to apply for permit In order to complete your application, you’ll need to know the contractor’s name and license number, project address and the owners name, project cost, type of roof material being removed and installed. They will ask if there is any structural work required for the project, too. How much do permits cost? Some permits are a flat fee and others charge based on the cost of the project per $1000. The borough you’re in determines the cost of your permit. In Pennsylvania, We typically see a range of $50-$150 for roof replacement on a single-family home. There is a flat state fee of $4.50 added into your total fees. Below is an example permit for a roof replacement in Downingtown, PA.

So, can walking on your shingled roof damage it? Yes, it can. BUT , the likelihood and level of severity depends on the time of year. Shingles are hardy and are made to withstand an occasional walk. However, if it’s hot outside, say 80 degrees, and there’s direct sunlight on the roof, the asphalt base of the shingle will soften. Walking over shingles that have softened in these conditions results in the granules to be displaced, and shoes with treads can even dig into the asphalt shingles resulting in premature failure. The softening is no big deal, that’s how asphalt works. But walking over them when they’re hot will cause damage. Why would I need to get on my roof? Many people don’t need to, or want to, get on their roof. Yet as a homeowner, there will likely come a time you’ll need to climb your ladder for one of the following reasons. Clean the gutters Check the flashing Trying to investigate a leak Fixing a satellite dish Get a cool picture of your backyard

It’s important to have a regular inspection of your roof to ensure its health. You are able to routinely check certain areas and roof features yourself – and you should! Other things that you definitely should consider when putting on cedar shingles or shakes are half-round gutters and copper flashing.
